After the events in January and February 2014 I have reached the conclusion that<\/p>\n<ul>\n<li>the living room floor was destroyed due to bad installation\/insulation of the windows and door in the room<\/li>\n<li>the hallway floor was destroyed due to bad installation (condensation, acclimatisation, etc)<\/li>\n<\/ul>\n<p><strong>The hallway floor<\/strong> was destroyed according to Capital Services Ltd due to \u00a0trapped moisture. My experience and evidence until now suggests that the damage was created because:<\/p>\n<ol>\n<li>The wood did not acclimatise in the flat for 7 days as per the manufacturer&#8217;s recommendations<\/li>\n<li>The time between the <a href=\"http:\/\/www.ardex.co.uk\/Store\/tabid\/96\/ProdID\/18\/Default.aspx\" target=\"_blank\">Ardex NA Latex<\/a> installation and the wooden floor was one or two days. This time gap was not enough for the condensation to disappear and hence the &#8220;trapped moisture&#8221;.<\/li>\n<li>No gap was left on the edges of the floor.<\/li>\n<\/ol>\n<p><strong>The living room<\/strong> was destroyed\u00a0according to Capital Services Ltd due to \u00a0trapped moisture. My experience and evidence until now suggests that the damage was created because:<\/p>\n<ol>\n<li>The drain outlet was draining the water in to the property rather than outside. See below the information from Rights Units Ltd.<\/li>\n<li>The holes on each side the windows frame were not filled with expansion foam.<\/li>\n<li>The wooden part on the lower part of the window was not removed and the gaps below were never filled or sealed so the room is protected from the outside moisture, rain, winds, etc<\/li>\n<li>Apply a thin, neat line of cement (a fillet) around the joint with the wall to hide the foam.<\/li>\n<li>The <a title=\"Condensation\" href=\"http:\/\/www.lifeafterfire.co.uk\/?page_id=348\" target=\"_blank\">condensation<\/a> after the installation of the <a href=\"http:\/\/www.ardex.co.uk\/Store\/tabid\/96\/ProdID\/18\/Default.aspx\" target=\"_blank\">Arditex NA Latex<\/a> was not dealt properly during the Spring 2013 installation of the wooden floor. This was clear from the November 2013 and January 2014 installations. Our <a title=\"Investigation\" href=\"http:\/\/www.lifeafterfire.co.uk\/?page_id=878\" target=\"_blank\">investigation<\/a> shows why.<\/li>\n<\/ol>\n<p>Look at the photos below that shows the holes as well as the water that entered the property via those holes.<\/p>\n<p><a href=\"http:\/\/www.lifeafterfire.co.uk\/wp-content\/uploads\/2014\/01\/right-side-Living-room-door.jpg\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-thumbnail wp-image-1129\" alt=\"right side Living room door\" src=\"http:\/\/www.lifeafterfire.co.uk\/wp-content\/uploads\/2014\/01\/right-side-Living-room-door-150x150.jpg\" width=\"150\" height=\"150\" \/><\/a>\u00a0<a href=\"http:\/\/www.lifeafterfire.co.uk\/wp-content\/uploads\/2014\/01\/new-condensation.jpg\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-thumbnail wp-image-1128\" alt=\"new condensation\" src=\"http:\/\/www.lifeafterfire.co.uk\/wp-content\/uploads\/2014\/01\/new-condensation-150x150.jpg\" width=\"150\" height=\"150\" \/><\/a>\u00a0<a href=\"http:\/\/www.lifeafterfire.co.uk\/wp-content\/uploads\/2014\/01\/sattelite-cable-and-holes.jpg\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-thumbnail wp-image-1130\" alt=\"sattelite cable and holes\" src=\"http:\/\/www.lifeafterfire.co.uk\/wp-content\/uploads\/2014\/01\/sattelite-cable-and-holes-150x150.jpg\" width=\"150\" height=\"150\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p>The installers from Right Unit Ltd informed us that:<\/p>\n<blockquote><p><span style=\"color: #808080;\">Date &#8211; Thurs 13<sup>th<\/sup>\u00a0February 2014\u00a0<\/span><br \/>\n<span style=\"color: #808080;\">\u00a0\u00a0<\/span><br \/>\n<span style=\"color: #808080;\">We attended site this morning with Gary from <a title=\"Rights Units Ltd\" href=\"http:\/\/www.rightunits.com\/\" target=\"_blank\">Rights Units<\/a>, their installation manager. We were there to inspect the slight water ingress to flat on the lounge floor from the aluminium door\/windows. I can confirm the fitting has been completed correctly and to a professional finish with silicone sealant as standard, around the whole of the frame.\u00a0<\/span><br \/>\n<span style=\"color: #808080;\">\u00a0\u00a0<\/span><br \/>\n<span style=\"color: #808080;\">All windows and doors are not completely water tight and often let in heavy rain through the glass sealed units, where it then drains off through the factory fitted plug holes in the frames, through the tiny drain under the sill and the rainwater should then fall away from the framed unit. <strong>Upon further inspection we noticed the silicone sealant under the window sill had not been set back enough and the sealant had been applied in front of the small drain outlet which in turn stopped any rainwater from draining away from the windows\/doors and caused it to fall back in to the property<\/strong>.\u00a0\u00a0<\/span><br \/>\n<span style=\"color: #808080;\">\u00a0\u00a0<\/span><br \/>\n<span style=\"color: #808080;\">We have removed the existing silicone sealant and re-sealed correctly behind the drain outlet. We believe that the issue has now been resolved.\u00a0<\/span><\/p><\/blockquote>\n<p><strong>On the 26th February 2014,<\/strong> Mr P.M.,\u00a0BRICS Contractor Manager from GAB Robins Ltd, informed us that:<\/p>\n<blockquote><p><span style=\"color: #808080;\">\u201c1. There were issues with the sealing of the windows and we will offer <strong style=\"font-size: medium; font-style: normal;\">our sincerest apologies<\/strong> to the insured in this regard\u201d from Right Units Ltd<\/span><\/p>\n<p><span style=\"color: #808080;\">2. The gaps on either side of the windows was \u201c&#8230; <strong style=\"font-size: medium; font-style: normal;\">an oversight by the window installer<\/strong>.
